Buyer motivation seems to be falling off with the change of weather and news updates about rising rates. Time on market in Bend has risen to 66 days, which seems like a large increase from previous years. It feels like a much more balanced market these days and sales are involving some give and take to make it a win-win. Although it's a tough market to break into, I still believe (if you can swing it) buying a home is a good idea, knowing that rates will eventually come down to offer a refi opportunity and built in equity as prices increase. The buyers making out the best right now are those with cash or equity to roll over, so that they can take the rates out of the equation. The Sellers that are winning right now, are those that can read the market well and are willing to be aggressive with their listing so that they can out shine their competition. People are still moving, but it does feel a bit sluggish out there right now. - Greg
