Overall, most sellers spend around 7–10% of the sale price, so it’s smart to plan ahead to understand what you will actually walk away with.

If the buyer is paying cash, there is no appraisal requirement, so a low appraised value usually doesn’t affect the sale unless the buyer requests a price adjustment — something your agent can negotiate.
If the buyer is using financing, the lender cannot loan more than the appraised value. In this case, your agent will advise you on options, which may include renegotiation, buyer covering the difference, or other solutions.
