The Bend market continues to defy typical seasonal patterns. In May, we saw a $60K drop in the average price point and a dip in sales—unusual for what’s typically a busier spring season. Now that school’s out and summer travel has started, activity is picking up, especially with out-of-state buyers scheduling visits. Sellers are staying patient, but there’s more uncertainty this year, making pricing and timing harder to predict. I expect things to rebound in the coming month, but a meaningful shift likely depends on a rate adjustment to pull more buyers off the sidelines.
