I just got back from a top 100 agent mastermind for all top realtors here in the Bend market and it was eye opening to review market trends together and openly discuss what our day to day conversations are sounding like with clients. A few themes I walked away with were these... First off, the market has been weird. There's so many factors pulling it in different directions, that it's been increasingly difficult to gauge and read for both realtors and consumers. There has been a slow separation between listing inventory and prices of new inventory (seller motivation and expectations) and the eventual number of pending transactions and closed sales price (Buyer motivation + what the market is giving as feedback). The overall average days on market for our three county area in Central Oregon has slowly crept up over the past two years from 13 days to 50 days. The month of May showed things slowing down a bit, but I feel June will pick up again. Seasonality is less typical from what we usually see and the market overall is much more dynamic than we are used to. Right now, I find consumers need more guidance than ever.
