The shift continues in Central Oregon as we have been flooded with more inventory and market conditions have become more indicative of a Buyer's market. Last year demand, lack of inventory and availability of cheap money contributed to a fire sale environment and for many buyers/sellers it feels like a huge shock to have the market round off so quickly. The average home price has dipped in our area and this is the highest time of year for inventory to choose from. I think that this is an opportune time to look for deals while shopping for homes and have your realtor negotiate credits from the seller for a rate buy down. It's important as a Buyer to focus on monthly payments and not wait on the market while interest rates continue to rise. Sellers should focus on creative ways to have their listing stand out and be competitive while they are on the market.
