The market seems to be moving slowly right now, even for the Winter months. A political change and talks of aggressive policies coming soon have caused some shoppers to hold and wait before diving into the market. On top of that, the rates forecast looks like we may not see much relief for the next few months. That being said, there are still people shopping and homes are selling daily in Central Oregon, so there is opportunity out there. It just takes a strategic approach and accurate pricing strategy for sellers to pull it off. Some homes are selling in a week, while others are taking up to several months. Every price point and area are different and its really important to know the local stats. I will attach a helpful report for this below..
Last year my market center averaged 63 days on market, compared to the market average of 86 days - just to give you a ballpark of what your selling timeline may look like. Add another 30-45 days for a loan to process and you should really start considering your moving options 3-4 months before you want to make your move!
