CENTRAL OREGON MARKET REPORT - APRIL 17, 2024

Declining aquifer levels raise alarm among hydrologists

The Oregon Water Resources Department comments on the depth of groundwater near Bend and growing concerns around aquifer declines over the years. What are the contributing factors?

In Deschutes County, there has been a boost in the number of single-family homes up for grabs. Realtors are staying busy behind the scenes, with plenty of new listings and sneak peeks popping up daily. Prices are holding strong, but there are still a few price drops here and there. Nothing out of the ordinary for a healthy market. As for sales, houses that are well marketed and priced are still moving pretty quickly once they hit the market, usually within the first few weeks, which shows there's still a strong demand from buyers. Overall average time before locking something in with a buyer is closer to 60 days, but it all depends on price point and demand for that property. I say this almost every week now, but I can't stress enough how important it is to get the pricing right in this market, especially with mortgage rates staying high. Figuring out that sweet spot can be tricky, especially for unique properties, but it's worth it, especially with the busy selling season coming up.   - Greg

What's new with Mortgage Rates?

This is a scenario for top tier borrowers with 20% down and great credit. These rates could be improved by using seller credits! Unsure what that means? Shoot me a message!
